The River Mill Condominiums were developed in 1986. Originally the building was a factory of four stories, each story approximately sixteen feet high with supporting timbers. The individual living units were required by the condominium document to retain certain areas with sixteen-foot ceilings; in other areas, lofts and second floor rooms could be installed. The building has a penthouse on the roof which provides all fourth-story living units with a third level. Original purchasers of the units had the opportunity to provide input into the design of their units. No two units in the building have the same floor plan but all have great expanses of open space combined with exposed beams and brick. Breathtaking 12' windows overlook the river and lake. The condominium building grounds include a marina, swimming pool and tennis courts.
Owners live where lumber baron Edward Paine and his family built an empire. In the neighborhood, the Paine Art Center and Arboretum, with 14 acres of gardens, stately Queen Anne homes and the Oshkosh Public Museum testify to the boom days of the 1880s. River Mill is a place where history and fine living meet. It is truly the best of "Oshkosh on the Water".
Local Oshkosh developer Terry Eisch came to the rescue of the River Mill. He purchased the Paine Lumber Company property and demolished all of the buildings except the main factory building. This building was remodeled into 79 individual living units. Each living unit is designed with areas with 16' ceilings and other areas with lofts and second floor rooms. The supporting timbers of the building were incorporated into the design of the units. No two units are the same. In October 1988 the owners took over the operation of the Condominium Association. A swimming pool was built on an adjacent lot in 1991. In 1997 the Association purchased the land and docks along the river. This acquisition assured the Condominium Association continued access to the water front.
The marina at River Mill Condominiums is comprised of 39 slips located on the shores of the Fox River in Oshkosh. These slips are rented on an annual basis to both unit owners and to the general public. Each slip has:
